Denver neighborhoods, explained by the agents who work them

What the houses are like, how people spend a Saturday, and the trade-offs listing photos never mention. Pick an area on the map or scroll through all seven.

Seven areas, seven ways to live in the city

Denver’s neighborhoods were built in different decades, and it shows. Highland and Wash Park are mostly early 20th-century brick and Craftsman homes. Capitol Hill is apartment buildings and condos. Central Park was built this century on the old Stapleton airport site, with its own taxes and covenants.

These descriptions are general. Your agent adds the block-level detail: which streets are busy at school pick-up, where the alleys flood in a summer storm and what is planned next door.

Highland

Brick bungalows, new townhomes and restaurants a short walk from downtown.

The homes

Brick bungalows and Victorians from the early 1900s, side by side with newer townhomes and duplexes where older houses were replaced.

Everyday life

Restaurants and coffee shops cluster in a few walkable pockets, and the pedestrian bridges make downtown a walk or a short bike ride away.

Worth checking: New construction next door can block light, so we check what has been approved nearby. Street parking is tight close to the restaurants.

Berkeley

Two lakes, a busy main street and modern builds beside older bungalows.

The homes

Post-war bungalows and ranches on regular grid streets, with a growing number of modern single-family builds and duplexes.

Everyday life

Two lakes with walking paths, a busy main street of shops and restaurants, and quick access to the foothills for weekend hikes.

Worth checking: Lot sizes vary more than the street grid suggests, which matters if you plan to add on later.

Capitol Hill

Vintage apartment buildings and condos, central and very walkable.

The homes

Vintage brick apartment buildings and mansions converted into condos, plus mid-century buildings with elevators and parking.

Everyday life

Very walkable, close to parks, museums and downtown offices, with bus routes along the main avenues.

Worth checking: Older condo buildings need careful reading of the HOA budget and reserves. Parking is often extra or not available at all.

Cherry Creek

Shops, galleries, a creek trail and low-maintenance condos and townhomes.

The homes

Low-maintenance condos and modern townhomes near the shopping district, with larger houses on the quieter streets to the north.

Everyday life

Galleries, shops and restaurants, and the Cherry Creek Trail for running and cycling right through the middle.

Worth checking: HOA dues vary a lot between buildings, and some newer townhomes have very little outdoor space.

Wash Park

Craftsman homes and bungalows around one of the city’s best-loved parks.

The homes

Craftsman homes and bungalows from the 1910s to the 1930s, many renovated or expanded, with some newer homes on scraped lots.

Everyday life

The park itself, with its lakes, gardens and running loop, plus shops and restaurants on the commercial streets nearby.

Worth checking: Additions and second stories were common, so we check the permit history. Lots are often narrower than buyers expect.

Park Hill

Wide parkways, Tudor and brick homes, and a strong neighborhood feel.

The homes

Tudor, Foursquare and brick homes from the early 20th century on wide, tree-lined parkways, with smaller mid-century homes further north.

Everyday life

A strong neighborhood feel, local shops, and City Park with its museum and zoo on the western edge.

Worth checking: Mature trees are beautiful and can be expensive: we look at roots near sewer lines and limbs over the roof.

Central Park

Newer homes, greenways and pocket parks on the northeast side.

The homes

Newer single-family homes, townhomes and row homes built from the early 2000s onward on the site of the old Stapleton airport.

Everyday life

Greenways, trails and pocket parks throughout, community pools, and shopping centers within the neighborhood.

Worth checking: Most homes sit in a metropolitan district with an extra mill levy, and HOA covenants apply. We show both on every listing.
