How accurate is an online home estimate?
Online estimates use public records and recent sales, but they cannot see your kitchen, the new roof or the busy street behind the fence. In older neighborhoods such as Highland or Wash Park, two houses on the same block can differ a lot. Our valuation starts from the same sales data and then adjusts for what a buyer will actually see.
What does the valuation cost?
Nothing, and there is no obligation to list with us. If you do decide to sell, our commission is always negotiable and is agreed in writing in the listing agreement before your home goes on the market.
How long does it take to sell a home in Denver?
It depends on price, condition and the season, with spring usually the busiest time. Your valuation includes how long similar homes nearby took to go under contract recently, so you can plan the move around real figures.
Do I have to fix everything before listing?
No. We rank repairs by what buyers notice and what inspectors flag, such as sewer lines, roofs after hail and old electrical panels. Often a few small jobs and a good clean do more than a big remodel.
